NOTICE OF PUBLIC HEARINGJanuary 19, 2012 at 7:15 pmNOTICE IS HEREBY given that the Zoning Board of Appeals of the Village of Montebello will hold a Public Hearing at the Montebello Community Center, 350 Haverstraw Road, in the Village of Montebello, New York on the 19TH day of January, 2012 at 7:45 p.m. for the purpose of conducting a hearing for the following matters:
Application of Congregation Shaarey Israel, 18 Montebello Road, Montebello, New York 10901, for Variance from the requirement of the Bulk Table (Section 195-13) Maximum Development Coverage, Required 33% ; Proposed 36% of the Zoning Local Law of the Village of Montebello to permit the re-subdivision of the subject parcel by reducing three lots to one. The subject property is located on the west side of Montebello Road approximately 1000’ feet of the intersection of Airmont Road in the Village of Montebello, which is known and designated on the Ramapo Tax Map as Section 55.07, Block 1, Lot 1 and Section 48.19, Block 1, Lots 48 and 49 in a RR-50 Zone.
All members of the public and all interested parties are invited to attend and participate. The subject property is located on the north side of Birdie Drive approximately 250’ feet of the intersection of Par Road in the Village of Montebello, which is known and designated on the Ramapo Tax Map as Section 48.19, Block 1, Lot 60 in a RR-50 Zone.

The Public Hearing will also address review of the Draft Generic Environmental Impact Statement ("DGEIS"), and adopting same as the GEIS, according to the State Environmental Quality Review Act ("SEQRA").To highlight the Recommended Revision, amongst other things the following are included: Replacement of the Village Center District with a floating zone subject to application to the Village Board; Re-incorporation of the Circulation Plan as an Element of the General Plan; addition of an Economic Development Element to the Plan; adopting a Greenprint; replacing the Conservation Overlay District with an Environmental Protection Overlay District ("EPOD"); enhancing historic preservation; addressing inconsistencies in zoning code that permit overbuilding; integrating more "green" concepts into building practices. All members of the public and all interested parties are invited to attend and participate. The Recommended Revisions to the Comprehensive Plan and DGEIS will be available for inspection and review at the Village Office during normal business hours, Monday through Friday, 9:00 a.m. to 4:00 p.m., which should read in their entirety by interested persons.
