NOTICE IS HEREBY given that the Planning Board of the Village of Montebello will hold a Public Hearing at the Montebello Community Center, 350 Haverstraw Road, in the Village of Montebello, New York on the 11th day of May, 2010 at 7:15 p.m. for the purpose of conducting a hearing for the following matters:

           Application of Carole A. Van Hook, 5 East Gate Road, Montebello, New York 10901, for Approval of a Wetlands Permit entitled “6 River Road” to allow disturbance and construction within 100 feet of a freshwater wetland. The proposed construction is approximately 5 square feet of a 3,200 square foot dwelling. The proposed disturbance is on approximately 2000 square feet with 167 cubic yards of fill. A NYSDEC permit has been obtained. The subject property is located on the westerly side of River Road approximately 300 feet south of Victory Road in the Village of Montebello, which is known and designated on the Ramapo Tax Map as Section 48.14, Block 1, Lot 19 in a R-35 Zone.

          All members of the public and all interested parties are invited to attend and participate. The Application will be available for inspection and review at the Village Office during normal working hours, Monday through Friday, 9:00 a.m. to 4:00 p.m.

NOTICE IS HEREBY given that the Zoning Board of Appeals of the Village of Montebello will hold a Public Hearing at the Montebello Community Center, 350 Haverstraw Road, in the Village of Montebello, New York on the 20th day of May, 2010 at 7:45 p.m. for the purpose of conducting a hearing for the following matters:

            Application of Barry Kraushaar, 3 Divot Place, Montebello, New York 10901 for Variance from the requirement of Article IV, Section 195-13, Use Group h, Column 10 (Side Yard), [Required: 25 feet; Proposed: 21.4 feet] of the Zoning Local Law of the Village of Montebello to permit construction, maintenance and use of an existing swimming pool cabana to existing single family dwelling. The premises which are the subject of this application are located on the east side of Divot Place approximately 0 feet from the intersection of Par Road in the Village of Montebello, which is known and designated on the Ramapo Tax Map as Section 48.20, Block 1, Lot 24 in a RR-50 Zone.

NOTICE IS HEREBY given that the Zoning Board of Appeals of the Village of Montebello will hold a Public Hearing at the Montebello Community Center, 350 Haverstraw Road, in the Village of Montebello, New York on the 20th day of May, 2010 at 7:45 p.m. for the purpose of conducting a hearing for the following matters:

           Application of Richard S. Cutney, Jr., 6 Lake Road, Montebello, New York 10901 for Variance from the requirement of Article IV, Section 195-13, Use Group x-1, Column 8 (Side Yard) and Article VI, Section 195.24B (spacing between principal and accessory structure) of the Zoning Local Law of the Village of Montebello to permit construction, maintenance and use of an existing shed to existing single family dwelling. The premises which are the subject of this application are located on the east side of Lake Road approximately 500 feet from the intersection of Montebello Road in the Village of Montebello, which is known and designated on the Ramapo Tax Map as Section 48.13, Block 2, Lot 9 in a RR-50 Zone.

NOTICE OF PUBLIC HEARING

October 21, 2009 at 8:00 pm

            PLEASE TAKE NOTICE, that a Public Hearing will be held by the Board of Trustees of the Village of Montebello on Wednesday, October 21, 2009, at 8:00 p.m. local time, or as soon thereafter as the matter can be heard at the Montebello Community Center, 350 Haverstraw Road, Montebello, New York 10901, to consider adopting the Recommended Revisions to the Village of Montebello, Montebello, New York Comprehensive Plan as the Revisions to the Village of Montebello, Montebello, New York Comprehensive Plan. The Public Hearing will also address review of the Draft Generic Environmental Impact Statement ("DGEIS"), and adopting same as the GEIS, according to the State Environmental Quality Review Act ("SEQRA").To highlight the Recommended Revision, amongst other things the following are included: Replacement of the Village Center District with a floating zone subject to application to the Village Board; Re-incorporation of the Circulation Plan as an Element of the General Plan; addition of an Economic Development Element to the Plan; adopting a Greenprint; replacing the Conservation Overlay District with an Environmental Protection Overlay District ("EPOD"); enhancing historic preservation; addressing inconsistencies in zoning code that permit overbuilding; integrating more "green" concepts into building practices.

            All members of the public and all interested parties are invited to attend and participate.  The Recommended Revisions to the Comprehensive Plan and DGEIS will be available for inspection and review at the Village Office during normal business hours, Monday through Friday, 9:00 a.m. to 4:00 p.m., which should read in their entirety by interested persons.
